Light, held gently. A living room lit for the evening, bathrooms resolved down to the last fixture.
Some renovations announce themselves. This one doesn't. The whole exercise here was restraint — a home reworked so the rooms feel calm at any hour, and so the light does the talking rather than the finishes.
The living room was worked around the evening — the moment when a family actually sits in it. Lighting layered low and warm, held gently across the space so nothing glares and nothing falls dark. It's the kind of thing you don't notice until you're in it, which is exactly the point.
The bathrooms are where a renovation is won or lost. There's nowhere to hide in a small wet room — every joint, every fall, every fixture is on show. So these were resolved down to the last piece: the tile set out to the drain, the stone carried across the wall, the tapware and edges landing exactly where the eye expects them.
A renovation lives in the last ten per cent. The framing and the services are the easy part; it's the finish that a home is judged by, day in and day out. We hold that final stretch the hardest, because it's the part you touch.
“A renovation is judged in the last ten per cent — the fixture, the fall, the joint you run your hand across. That's where we hold on the hardest.”

The living room lit for the evening, and the bathrooms resolved fixture by fixture — up close.
Light, held gently
A room reads differently at night, and this one was drawn for the hour a family actually settles into it. The lighting is layered — low, warm, indirect — so there's no glare and no dead corner, just an even hold across the whole space. Nothing added for effect; every fitting sits where it earns its place in how the evening feels.
Nowhere to hide
A wet room is unforgiving — every fall, every joint, every fixture on show in a space you can take in at a glance. So these were set out before they were built: the tile run to the drain, the stone carried clean across the wall, the tapware and edges landing exactly where the eye expects them. Resolved down to the last piece, so the room reads as one considered thing rather than a set of parts.

It's very considered, very bespoke, case by case. Every fixture, every finish is a decision — and the home is only as good as the last one you get right.

Master Builder · the last ten per cent held the hardest — the finish a home is judged by day to day.
A renovation like Prahran rewards a builder who treats the last ten per cent as the whole job — the fixture, the fall, the light held gently across a room. If you're reworking an existing home and want it resolved to that standard, we take on a small number of homes each year so each one gets the attention it deserves.
