The Studio
A boutique Melbourne builder of architect-designed homes. Heritage restoration and architectural additions — considered, bespoke, and taken one home at a time.
Who we are
There's a lot of blood, sweat and tears that goes into creating the means to build a home — and then into the decisions of the things a family wants to have in it. It's very considered, very bespoke. Case by case, and very meaningful. We don't take that lightly.
A builder, not a factory
Prolifica Building Co. exists to build the homes people spend years imagining. We work almost exclusively on architect-designed residences across Melbourne's inner and south-east suburbs — Stonnington, Bayside, Boroondara, the Mornington Peninsula — where the brief is rarely simple and the standard is never negotiable.
Some builders measure themselves in volume. We measure ourselves in the quality of a join, the honesty of a line, and the face of a client walking through their finished home for the first time. That's the work. Everything else is logistics in service of it.
Boutique by choice
We deliberately take on a small number of homes at a time. It's the only way to give each one the attention it was drawn for — to sit beside the architect from the first sketch, to sequence every trade so no maker's work is compromised, and to be present on site right through to handover.
A boutique book of work isn't a limitation. It's the whole point. When you're building someone's forever home, being spread thin isn't an option we're willing to give our clients.
The reason we do it
It's one thing to look at the plans on the page. But when you're standing in your bedroom, standing on the balcony of your dream home — it's a pretty epic experience. To see our clients' faces: wow, this is us. This is where we're at.

Highett
We're based at Factory 6 in Highett, VIC — a working shop, not a showroom. It's where the details get resolved before they ever reach site: where a cabinetry run is dry-fitted, a curve is trialled, a bespoke element is built and rebuilt until it's right.
Having our own space means the hard parts stay in-house. When a design calls for something that doesn't come off a shelf, we don't sub the intent out and hope. We make it, we check it, and we only bring it to a client's home once it earns its place there.
Heritage & additions
Heritage restoration and architectural additions are where we're most at home — and where the real skill lives. An old building never gives up its story on the drawings. You find it in the demolition, in the latent conditions, in the surprises behind a wall.
On one project the demolition itself handed us an opening: we gained another three metres into the structure, which made room for an ensuite, a yoga room, an infrared sauna. Those are the things you discover on the fly with a heritage building — and knowing what to do with them is the craft.
The team
A small, senior team that stays with a project from the first drawing to the day we hand over the keys — and a crew on the tools who take real pride in the details nobody else would notice.

Operations · Contract Administration
The steady hand on every project's day-to-day. Karl runs operations and contract administration — the point of contact who keeps clients, architects and trades moving in the same direction so the work stays calm and on track.
On the tools · Site
The makers. Brayden and the site team are the hands the work passes through — the people who execute a mortise-and-tenon detail over steel, dry-fit the cabinetry, and sweat the last millimetre because that's what the job deserves.
Our team, on the blade screens
You could just do a batten screen out of aluminium. These blades carry mortise-and-tenon joins over steel — hidden fixings, every angle offset and considered. Our team executed them with love and craftsmanship. It's what we do.

Standing
A registered Master Builders member — held to an industry standard of craft, safety and conduct on every site.
We build with Melbourne's respected practices — Rob Kennon, Eastop, Peter Barton, Studio Doherty — and to their intent.
Featured across The Local Project, est living, Vogue Living, Houses and ArchDaily.
A deliberately small book of work — heritage restoration and architectural additions, done properly.
We value simplicity — in architectural lines, and in the process that creates them. We've honed our methods to make even the most complex design intent seem effortless.

Start a conversation
We take on a small number of homes at a time. The earlier we're in the conversation with you and your architect, the better the home we can build together. Tell us about yours.
