New Build Armadale Complete
The brief

A new house,
built in brick

A new build gives you the whole page to write on, which is exactly why restraint matters. Here the brief was warmth without weight: a family home in Armadale that feels solid and quiet, not showy, and that reads the same care from the street as it does at the back.

So the answer was brick. Laid with intent, coursed clean, and carried as a feature wall from the outside straight through to the inside, one material doing the work of tying the whole house together. The facade sets the tone; the same wall picks it up indoors, so the eye never quite loses the thread from kerb to kitchen.

The living room is anchored on a fireplace, the still point the room settles around, and the plan turns the back of the house outward. The rear facade opens to a pool, so the everyday rooms look onto water and light rather than a boundary line. Inside and out keep talking to each other the whole way through.

The kitchen is worked in stone, set against the brick so neither shouts. It's a house of two honest materials and quiet lines, nothing added for effect, every move earning its place. Built new, but built to feel like it has always been here.

“Brick laid with intent will carry a house on its own, you just have to let one honest material do the talking and keep the lines quiet around it.”

The back of the house looks outward

The plan turns its everyday rooms toward the water. The rear facade is worked so the living spaces give straight onto the pool, glass and brick meeting at the threshold, the same material reading in as out. It's the move that keeps a new build from feeling closed: the back of the house is the part the family lives in, so that's the part we opened up.

Stone against brick

Two honest materials, quiet lines

Stone and brick are both unforgiving, each one remembers the decisions made around it. So the kitchen was set out before it was built: the stone counter and surround resolved against the coursing of the brick so neither material fights the other. The result is a room of quiet lines, where the surfaces do the talking and nothing is there for show.

Everything is very considered, very bespoke, case by case. A house like this is drawn line by line before a single brick is laid, and it's the quiet decisions, the ones you never notice, that make the room feel right.
